An Unbeatable Mountaintop View, All to Yourselves
Hot Sulphur Springs, Colorado
Tundra Springs is a private 240-acre estate at the top of a mountain in Hot Sulphur Springs, Colorado, between Grand Lake, Steamboat and Winter Park, bordering the Colorado River. When you rent the ranch, the entire estate is yours for the length of your stay. There are no other guests, no shared spaces and no tourist crowds, only your group, a 360-degree view of the Rocky Mountains and the quiet of the high country.
From the meadows, the pond and the 40-foot Outlook Nest, you look out across the Continental Divide, Rocky Mountain National Park and Longs Peak. Scottish Highland cows graze the property, wildlife wanders through, and at this altitude the summers are far cooler than in the city you left behind.
Who It’s For
Our guests often come from New York, Los Angeles, Miami and other big cities. They want real rest and real privacy, and they would rather skip the Aspen and Vail scene. Tundra Springs offers the opposite: an unspoiled Rocky Mountain landscape, open sky and nobody else on the mountain.
- Family reunions and family vacations
- Corporate and executive retreats
- Milestone birthdays, anniversaries and celebrations
- Photo and film shoots
- Any private gathering that needs space, quiet and a view
Why Tundra Springs
The view
A mountaintop panorama that is impossible to beat: the Continental Divide, Rocky Mountain National Park, Longs Peak, Elk Mountain and Twin Peaks, seen from every corner of the estate.
Cool summers
Hot Sulphur Springs sits at about 7,680 feet, and the estate sits above it. High altitude keeps summer days much cooler than in most major U.S. cities, and the 40-acre meadow fills with wildflowers.
True privacy
One group at a time, on 240 private acres. No other guests, no shared spaces, no curfew and no noise restrictions.
The real Rocky Mountains
No tourist crowds and no resort-town bustle. Just meadows, aspens, pines and the Colorado River at the edge of the property.
Highland cows and wildlife
The estate’s Scottish Highland cows graze the property, and wildlife wanders through the meadows and forest.
Arrive by air
Private aircraft can land 20 minutes away, and guests can land by helicopter on the estate’s own private pad.

Where You’ll Stay
The Lower House is a contemporary home with 7 bedrooms (4 bunk rooms, 2 suites and one mega primary suite) that sleeps 20+. It has a designer kitchen and a 1,500 sq. ft. wrap-around deck with views of the Rockies.
The Serenity Cabin is a handcrafted cabin near the top of the mountain, set apart from the rest of the property and facing east for the sunrise. It has a porch, a writing desk, a queen loft bed and a wood stove, and it sleeps two.
